OUR POLICIES

CHECK IN/ CHECK OUT

We look forward to your arrival between 3 pm and 7 pm. If you anticipate arriving after 7, please arrange this in advance with our staff. We are unable to accommodate early check ins. If you arrive to the area early, we are glad to store your luggage until your 3:00 PM check in.

Please note that as a smaller inn, any check-ins after 9:00 PM must be arranged with us in advance and will incur an additional charge of $50.00 to compensate for additional staff time. In order to not disturb other guests of the inn, we are unable to accommodate any check ins after 11 PM.

Check out time is 11 am.

BREAKFAST & OTHER MEALS

A delicious breakfast is included in your room rate. If you have any food allergies, please let us know when you book your room or at least 72 hours before your arrival. You are welcome to invite up to two people who are not Inn guests to join you for breakfast at a rate of $30 per person. We do ask for require 48 hours advance notice to plan for additional breakfast guests. 

Located next door to the Inn is the restaurant PAVILION. As a guest of the Inn, you are able to make advance reservations for dates during your stay. When making your Inn reservation, please select the PAVILION DINNER RESERVATION as an add on and our staff will follow up with you approximately five weeks prior to your visit to confirm your preferred day(s) and time(s) for dinner reservations.


PLEASE NOTE: Should you be booking your Inn registration within 4 weeks of your stay; we cannot guarantee seating. Also, should you need to cancel your Inn reservation, your dining reservations at PAVILION will be automatically cancelled as well.

Pickering House Inn is pleased to often offer special event dinners in The Barn at Pickering House as well as the AVERY ROOM (located above PAVILION). These special dining options are a part of our events schedule. We will let you know about any special events taking place during your stay at the Inn and are happy to take reservations, subject to availability. 

There are also many restaurants within walking distance for lunch and dinner.

CHILDREN & PETS

Pickering House Inn welcomes guests ages 10 years and older. We do not allow pets or emotional support animals, with the exception of service dogs. Service dogs that have been specially trained to provide assistance to a guest living with a disability are permitted. Otherwise, if you are bringing a pet along on your visit, we are happy to provide names of some wonderful pet care facilities in the area. 

ACCESSIBILITY

Please consider the historic nature of our property if you have mobility issues. We do offer a wheelchair accessible ramp and first floor guest room, but please contact us for more details about our property layout.

THE EXPERIENCE

ROOMS & RATES

Unless otherwise noted, the maximum occupancy for each room is two people. All rates are quoted before New Hampshire’s 8.5% meals and room tax and 2.5% housekeeping service fee is applied. Rates are subject to change. (Please note: Unlike many properties, we DO NOT charge an additional nightly "Resort Fee"). 

MINIMUM STAY

June – October:
A three-night stay for weekends and a two-night minimum for weekdays is required for all stays.

November – May:

  • A two-night stay is required for all Weekends

  • Please note: The Inn (and PAVILION) are closed in early March for seasonal updates and maintenance.

Throughout the year, holiday times may require a longer minimum stay depending on the days of the week they fall.

PAYMENT

If a one-night stay is booked, we request payment in full (including the 8.5% NH room & meals tax and 2.5% housekeeping service fee) at the time the reservation is being made. For all other reservations, we request a 50% deposit of your total room charge (including the 8.5% NH room and meals tax and 2.5% housekeeping service fee) when you book. The balance due will be charged to the same guest credit card on file 30 days prior to arrival unless another form of payment is provided in advance. Any incidentals such as food and beverage expenses will be charged to your card on file at check-out.

CANCELLATIONS/ CHANGES

We are a small, 10 guest room Inn dedicated to creating a unique and customized experience for our guests. Consequently, cancellations have a significant impact on our operations, and as a result, our booking and cancellation policies reflect this. Please note that we must firmly adhere to this cancellation policy.  As preferred, you may want to consider obtaining Travel Insurance to cover any unexpected last-minute changes in plans. CHANGING YOUR RESERVATION:

 

Subject to availability, you may change or reschedule your reservation at any time up to 30 days prior to your arrival and will be charged a $75 processing fee for each room reserved. Rescheduling your reservation or a reduction of room count or room nights within 30 days of your arrival date will be considered a cancellation and subject to the cancellation policies noted below.

RESERVATION CANCELLATION:

Cancellations of reservations more than 30 days prior to arrival will be refunded the initial deposit less a cancellation fee of $75 per reserved room and $25 for additional night beyond the required minimum stay in effect at that time of year. Cancellations made within 30 days but prior to your date of arrival will be refunded 10% of the total deposit paid. Cancellations made 7 days prior to arrival date (and all “non-arrivals”) will forfeit the entire deposits of their stay.

GROUP BOOKINGS / CANCELLATIONS:

Group Bookings: A LODGING AGREEMENT is required for full Inn reservations or when reserving 4 or more guest rooms. Please call the Inn directly at 603-560-6948. (If booked online, a member of guest services will contact you directly to coordinate). 

Group Cancellation: Group cancellations will be subject to the terms and conditions specified within separate group lodging arrangements made by prior agreement with Pickering House Inn.

We understand that circumstances may arise that force you to change your plans. However, we have reserved your room or rooms for you for the duration of your scheduled visit. You will not be refunded if your departure is earlier than the confirmed check-out date.

No smoking of any kind — including e-cigarettes, e-cigars, e-pipes and e-hookahs — is permitted anywhere on the Pickering House Inn and Barn at Pickering House property. This smoke-free policy includes all guest rooms, indoor common areas and all outdoor areas accessible by both Inn guests and visitors. Any guest or visitor smoking at the Inn or The Barn at Pickering House will be charged a smoke removal fee of $250 for each room or outdoor area that needs to be cleaned.

We have a wide selection of beer and wine for purchase for your enjoyment. It is important that you please respect the importance of our Liquor license and NH State Regulations. Our license stipulates that we provide and serve the only alcohol consumed on the premises. By state regulation, you may not consume any alcohol on the property that is not purchased by Pickering House Inn or The Barn at Pickering House. We ask that you respectfully adhere to the terms of these policies. 

Use of the Inn is for Inn guests only. If you would like to invite visitors to join you in the common areas of the Inn, please speak to the Inn Manager to secure approval. In all cases, the Inn and Barn must follow maximum occupancy limits established by the Town of Wolfeboro and the State of New Hampshire.

All guest rooms are double occupancy only, with the exception of Room 4 / The Brewster Suite, which has a maximum occupancy of three people.

Damages – Guests will assume responsibility for any damages incurred by them during their time on the property. At the discretion of management, Pickering House Inn will charge for the cost to repair or replace any item(s) damaged, including furniture, fixtures, structural and other materials on the property of Pickering House.

Missing Items – If there are any items owned by Pickering House Inn that are missing from the guest rooms, our Market Cabinet or Inn items such as Simon Pearce glassware, the party to whom the room is rented will be charged the appropriate cost to replace the items.

Lost Room Keys – We must charge $100 for lost room keys to cover the cost of changing the locks.
