The Experience

Check In/Check Out

We look forward to your arrival between 3 pm and 7 pm. If you anticipate arriving later than 7 pm, please let us know so a staff member is there to greet you.

Please note that as a smaller inn, any check-ins after 9:00 PM must be arranged with us in advance and will incur an additional charge of $50.00 to compensate for additional staff time. 

In order to not disturb other guests of the inn, we are unable to accommodate any check ins after 11 PM.

Check out time is 11 am.

Breakfast & Other Meals

A delicious breakfast is included in your room rate. If you have any food allergies, please let us know when you book your room or at least 72 hours before your arrival.

You are welcome to invite up to two people who are not Inn guests to join you for breakfast at a rate of $25 per person. We do ask for 48 hours advance notice to plan for additional breakfast guests. 

Pickering House Inn is pleased to offer special event dinners in The Barn at Pickering House and other special dining options as part of our events schedule. We will let you know about any special events taking place during your stay at the Inn and are happy to take reservations, subject to availability. PLEASE NOTE: Should you be booking your Inn registration within 2 weeks of your stay; we cannot guarantee seating.

Located next door to the Inn, our restaurant PAVILION is now open. As a guest of the Inn, you are able to make reservations in advance during your stay. When making your Inn reservation, please select the PAVILION DINNER RESERVATION as an add on and our staff will follow up with you approximately three weeks prior to your visit to confirm your preferred day(s) and time(s) for dinner reservations. PLEASE NOTE: Should you be booking your Inn registration within 2 weeks of your stay; we cannot guarantee seating.

There are also many restaurants within walking distance for lunch and dinner.

Children & Pets

Pickering House Inn welcomes guests ages 10 years and older. We do not allow pets or emotional support animals, with the exception of service dogs. Service dogs that have been specially trained to provide assistance to a guest living with a disability are permitted. Otherwise, if you are bringing a pet along on your visit, we are happy to provide names of some wonderful pet care facilities in the area. 


Please consider the historic nature of our property if you have mobility issues. We do offer a wheelchair accessible ramp and first floor guest room, but please contact us for more details about our property layout.



Inn Policies

Rooms & Rates

Unless otherwise noted, the maximum occupancy for each room is two people. All rates are quoted before New Hampshire’s 9% meals and room tax is applied.

Minimum Stay

A two-night minimum is required for all weekend and holiday stays, as well as all stays during the summer and fall high seasons.  An exception to the minimum stay requirement may be made upon request if you contact the Inn at 603-569-6948 from 48 to 8 hours prior to arrival and rooms are available.


If you are staying for only one night, we request payment in full (including the 9% NH room and meals tax) at the time the reservation is being made. For longer stays, we request a 50% deposit of your total room charge (including the 9% NH room and meals tax) when you book. The balance will be due upon arrival. Any incidentals such as meal and beverage expenses will be charged to your card on file at check-out.


We are a small inn dedicated to creating a customized experience for our guests. Consequently, cancellations have a significant impact on our operations, and we must adhere to a strict cancellation policy.  (Unless otherwise stipulated by the State of NH Health regulations, this includes cancellations due to Covid as well).

    • You may change your reservation (subject to availability) at any time up to 14 days prior to your check-in date and will be assessed a $50 processing fee for EACH room that is on your reservation. 
    • Rescheduled dates will be booked at the rate posted for said date / room and are subject to availability.
    • You may cancel your reservation at any time up to 14 days prior to your check-in date. You will be assessed a $50 processing fee for EACH room that is on your reservation. 
    • For cancellations of reservations that are for more than 3 nights reserved, you will be assessed an additional fee of $ 25 per night/ per room for the additional nights cancelled. (Meaning the 4th night and beyond).
    • If you must cancel or change 14 days or less from the date of your scheduled visit, you will be charged the full deposit that was placed when you booked. 
    • When you cancel your Inn reservation, any advance dining reservations at PAVILION are automatically cancelled as well.

Group Bookings: For full in reservations or when reserving 4 or more rooms (by phone or on line), a LODGING AGREEMENT will be required.

Group Cancellation: Group cancellations will be subject to the terms and conditions specified within separate group lodging arrangements made by prior agreement with Pickering House Inn.

Early Departure

We understand that circumstances may arise that force you to change your plans. However, we have reserved your room or rooms for you for the duration of your scheduled visit. You will not be refunded if your departure is earlier than the confirmed check-out date.


No smoking of any kind — including e-cigarettes, e-cigars, e-pipes and e-hookahs — is permitted anywhere on the Pickering House Inn and Barn at Pickering House property. This smoke-free policy includes all guest rooms, indoor common areas and all outdoor areas accessible by both Inn guests and visitors. Any guest or visitor smoking at the Inn or The Barn at Pickering House will be charged a smoke removal fee of $250 for each room or outdoor area that needs to be cleaned.


We have a wide selection of beer and wine for purchase for your enjoyment. Our liquor license stipulates that we provide and serve the only alcohol consumed on the premises. By state regulation, you may not consume any alcohol on the property that is not purchased by Pickering House Inn or The Barn at Pickering House. We ask that you respectfully adhere to the terms of these policies.

Maximum Occupancy

Use of the Inn is for Inn guests only. If you would like to invite visitors to join you in the common areas of the Inn, please speak to the Inn Manager to secure approval. In all cases, the Inn and Barn must follow maximum occupancy limits established by the Town of Wolfeboro and the State of New Hampshire.

All guest rooms are double occupancy only, with the exception of Room 4 / The Brewster Suite, which has a maximum occupancy of three people.

Fine Print

Damages – Guests will assume responsibility for any damages incurred by them during their time on the property. At the discretion of management, Pickering House Inn will charge for the cost to repair or replace any item(s) damaged, including furniture, fixtures, structural and other materials on the property of Pickering House.

Missing Items – If there are any items owned by Pickering House Inn that are missing from the guest rooms, our Market Cabinet or Inn items such as Simon Pearce glassware, the party to whom the room is rented will be charged the appropriate fee to replace the items.

Lost Room Keys – We must charge $50 for lost room keys to cover the cost of changing the locks.
